Choosing the wrong agent is the biggest mistake you can make, and taking their advice even if it is counterintuitive, is nuts but I have done it.
Consider what you do / did when you bought a house and I reckon you would not be far from reality if you figured most people approach a purchase in the same way you did.
Do not get caught up in all the hoopla about $1000s for advertising as too often this is agent ads. Find an agent you like who does not put their hand out for your cash before they have lifted a finger.
Realestate.com ads are free unless you want a biggie and I just don’t think it makes any difference.
The glossy Ad boards out front are a waste of money.
Tidy up and light a candle for open houses.
